5 Reasons to Buy a New Hodorowski Home This Summer!

Newly built homes are in high demand these days. Surprised? You shouldn’t be. Homebuyers appreciate the peace of mind and flexibility of brand new homes.  If you’re still sitting on the fence, we have 5 golden reasons why you want to buy a new home NOW!

  1. Timing Is Everything!
Summer is the perfect time to buy a new home. The kids are out of school, everyone’s life is a little more flexible. And if you act quickly on certain homes, you can be moved in and settled by the time school starts! Added bonus: You’ll be able to spend the holidays in your new home!

  1. Have It Your Way.
One of the most appreciated benefits of owning a brand new home is customization. You get to choose the cabinets, flooring, carpets, light fixtures, etc. With new construction, not only can they be custom tailored to your style, they can be custom tailored to your budget.

  1. Speaking of budgets… Look for promotions & incentives!
You might be able to take advantage of budget-saving promotions and/ or incentives. You could save thousands on upgrades, closing costs, or other costs.  Don’t hesitate to ask!

  1. The Green Factor
Homeowners are more green conscious, and many new homes offer double- triple-pane windows, energy efficient appliances, energy-conserving, long-lasting LED lighting and more; all features that decrease the homeowner’s costs and carbon footprint.

  1. Pride in Ownership
A brand new home means that you are the first to own it, to live in it, to make it your own. It gives you a unique sense of pride. After all, you’ve been here since day one, had your style incorporated into the home, and made it yours every day since then.

Visit us in person or online today to start your new home journey.  We're happy to help guide you along the way!

10 Family Fun Projects For Summer

You’ve spent a lot of time and thought decorating the inside of your home with personal touches that make it unique to you and your family. Why not give the same attention to your backyard? Summertime is all about getting outside and enjoying the sunshine… PLUS, July is National Grilling Month!  What better time to convert your backyard into your favorite outdoor hangout?

Check out some easy summer weekend projects that you’ll actually look forward to doing!
1.     Start a Garden
It doesn’t take a professional or even a large backyard to grow your own private stash of delicious fruits and vegetables. Set aside a little area to plant some tomatoes, blueberries, zucchini or whatever else will make the perfect compliment to your next cookout. Gardens are easy and fun to maintain, and you’ll definitely enjoy the fruits of your labor.
2.     Set up a Game Day
Take advantage of your yard by organizing a game day.  Whether you’re building your own wooden corn hole set or simply setting up bocce ball or horseshoes, you’ll have a day full of fun for the whole family.
3.     Build a Tree Bench
There’s nothing like finding a shady spot to enjoy a good book during those hot summer days.  This project lets you create your own comfy spot in your backyard with a clever seating idea that will fit your style and landscape.
4.     Set Up an Outdoor Eating Space
Give yourself a nice space to host family and friends for picnics and parties.  Lay out bluestone or slate slabs for a custom patio space, or simply drag the picnic tables into the grass to accommodate crowded family cookouts. Set up the grill close by and get cooking!
5.     Hang Decorative Lights
Stringing lights over the back patio or deck is a super easy, yet really effective way to add a little “wow” factor to your backyard.  They’ll brighten your space while adding visuals of your landscape long into those summer nights.
6.     Plant Flowers in a Window Box
Everyone appreciates bright, fun flowers during the summer.  Freestanding pots are nice, but window boxes go a step further with a pop of color AND decorative flare.  They’ll add character to your home that can be seen inside and out.
7.     Make a Mosaic
This decorative element gives you a chance to get creative and customize your yard with whatever design you choose. Build a pebble mosaic into your stone patio, or construct a mosaic birdhouse to welcome birds into your yard!  These pieces can really become focal points of your outdoor space.
8.     Build a Tool Shed
Leaving your gardening tools out in the yard is a great way to end up with rusty, wet equipment. And, it also looks messy.  Sheds are great organizers that can also help free up yard and garage space. Constructing a wood lean-to shed against the house is simple and quick.
9.     Add Landscape Lighting
Give your home some curb appeal with some lighting accents that make a big statement to guests and visitors. Lining your front walkway, steps or driveways with fun light fixtures not only adds a nice design element but a measure of safety as well.
10. Hang a Tree Swing or Hammock
No play set for the kids?  No problem.  Add a fun tree swing to an overhanging branch so they have a place to play without cluttering the yard.  Or if a nice, relaxing space is more what you’re going for, set up a hammock for mom and dad to enjoy.

Hodorowski Homes and J. Luke Construction Love Orange Theory Fitness!

J. Luke Construction has completed 2 Orange Theory Fitness (OTF) locations in the Capital District! One is located in Niskayuna and the other in Guilderland.  Beside building them, a few of the Hodorowski Homes/J. Luke employees are also members!

Mike Salisbury, J. Luke Operations Manager and Kristan Hodorowski, Hodorowski Homes Senior Project Manager
Paul Hodorowski, Owner – participated and placed in a marathon running challenge

OTF is a full-body, interval-training program that utilizes a heart rate monitor and offers unique workouts for every one hour session.  The setting is intimate, the lighting dark, and the music pumps and motivates while a knowledgeable trainer is watching and pushing everyone to “empty their tanks,” and leave it all there.  During a one hour session, time will be spent on the treadmill, rowing, and also doing strength and core training.  No two workouts are alike, and some will focus more on endurance or strength or some combination.  You never know.  What you will know, is you worked hard and will burn an average of 500-1000 calories per session.

The workout typically results in increasing ones metabolic rate for 24 to 36 hours after a workout!  This phenomena is one OTF markets, and with good reason. It is called “Excess Post-Exercise Oxygen Consumption,” or EPOC.  It is designed right into the workout, where they aim to, “produce 12 to 20 minutes of training at 84% or higher of your maximum heart rate.”  If your heart rate is in that zone (they call it the Orange zone, clever!) for 12 to 20 minutes, you’re also able to enjoy additional calories burnt for hours following the workout.

The classes are conveniently scheduled through an app on your phone.  After your workout, a report is emailed to you, showing you the amount of calories burnt, and what your heart rate did throughout a given workout.  All of it serves as great motivation.  So does attending with friends and family…bringing out a little of the competitive spirit!

The (2) locations in the Capital District are:

3333 Consaul Rd, Schenectady, NY 12304
(518) 930-0283

Albany/Guilderland
1704 Western Avenue, Albany, NY 12203
(518) 930-0283

And a third location is coming…!  Call them to set up a free workout session.  Someone from Hodorowski Homes/J. Luke Construction may be there!

Island Fever

Homeowner after homeowner tells us that the kitchen is the most used room in the entire house. We get it all the time! Beyond that, the kitchen island is easily the most used element in the home.  It's a place where kids can eat their snacks and do homework; chefs can prepare and store their food; hosts can prepare and serve wonderful platters for parties. With the help of our homeowners and cabinet suppliers, we have designed and installed a number of islands in kitchens over the years.  Here are some of our favorites.

Rolling Hills Model - Country Flair in Black and Glass

Rolling Hills Model - Contrasting Island and Perimeter
Kitchen trends come and go, whether it's the finish of the cabinet or the type of countertop being used. Painted cabinets with a glaze, a full-overlay door or stained wood to show off the grain are just a few choices a home buyer is faced with.  There are just as many choices for countertops, whether the preference is for natural stone in granite, marble or manufactured acrylic products like Corian. Another popular option is an engineered stone product that incorporates quartz; commonly known brand names are Cambria and Zodiac.
Homecrest 'Anchor' Gray with Sedona Doors and Granite Overhang
12' Island with 'Cirrus White' Granite, Java Cabinets and Appliances
The size and shape of an island are often determined by the house layout and it's desired function in a kitchen. Questions like, 'how many stools do you plan on using?' are often a driving force behind the design. Angled, L-shaped, or rectangular islands are some of the most popular shapes we've seen.
Angular Island with Overhang at Traver's Meadows
L-Shaped, Tiered Island at Hunter's View
For those who are not afraid of a little pop of color, every cabinet maker offers some great options.  Shades of green, blue, yellow and red can be found in most lines.  An island is a great way to introduce color, without overwhelming the palette.

Holiday Lights

When the holiday season comes around and it's time to hang decorative lights, most people tend to bring out tangles of extension cords, duct tape and hope for the best! It's usually a bit of a mess. However, over the years, we've had a number of customers come up with some very clever ideas on how to install electrical items on their homes during their Mechanical Walk .

Our Favorites:

Admiral's Walk Townhouse with Candles
Outlets are placed in our homes, by code, about every 10 feet.  It is very helpful to add or center an outlet under windows for illuminated candles or wreathes.
Loudonville Off Site Renovation

Another great option is to add a couple exterior GFI (ground fault interrupted - for exterior use) outlets on the underside of a porch.  Such outlets can also be put on a switch, so that you can control your twinkling light show from the comfort of your home!

Recessed Lights Up High, Spotlights Down Low
Exterior recessed fixtures or spot lights placed in landscaping beds are great options for washing your home with light.  Beyond that, plant shelves often sit behind a large, upper Foyer window.  This makes it the perfect visible spot for putting decorations. Placing an outlet in a high spot ahead of time makes for convenient decorating.  Connect that outlet to a switch, and you can hide cords and won't ever never need to climb on a ladder to access your plug. We're all about making the holidays LESS work for you!
Merry Christmas!
We here at Hodorowski Homes wish you and yours a holiday season that is happy, healthy, merry and BRIGHT!

Add Personality to Your Kitchen

Add an inspirational sign in lieu of the traditional backsplash.
For many families, the kitchen is the most commonly used room in the entire house. It's where we spend the most time, besides our bedroom. Our kitchens have evolved over time in that they are no longer a closed off area from the rest of the house where it's only function is to make dinner.  The Kitchen has become an all-purpose, all-inclusive room. We begin the day there with a cup of coffee  catching up on daily news, make lunches, sort the mail, help our kids with homework, and with the rise of open concept floor plans, probably even eat dinner in the kitchen if space allows for a bar or small table.

Since the Kitchen is one of the rooms where we spend the most time, we think it should reflect your family's unique personality. We searched though Houzz.com and our collection of houses we built to find you some of the best ways to add personality to your kitchen.

* Take command of your command center:

This command center is *perfect* for hiding everyday clutter behind closed cabinet doors.
Create a charging station for your devices that you can stow away.

* Accent with color.
Add pops of your favorite color, like we did with red in our model home in Rolling Hills.

* Change it up:

Renovating? Opt for a non-traditional island like this Kitchen's wood slab island.

* Coffee anyone?

Create a coffee bar with meaningful photos or special memories to enjoy as you sip.

* Create a baker's corner:
For the one who loves baking, this baker's nook in our model home at 12 Roger is perfect for you!

 * Make room for the bar cart:

This option doesn't require any renovation- just a corner for a bar cart!

 *Spice things up:

Green thumb? Create an area for herbs and spices you use regularly.

*Shed some accent light:

Add under-cabinet lighting like our model at 20 Maiden to accent your backsplash and highlight other features.

* Shut the barn door:

Save space by switching out your standard pantry door with a sliding barn door. It also adds character!

What have you done in your home to add personality to your house? Tell us!
